SMART START TENANT PLACEMENT

Find a tenant. Keep the management.

Smart Start helps owners prepare, market, and lease a residential rental while retaining responsibility for ongoing management after placement.

Professional leasing support for hands-on owners.

Finding a tenant takes preparation, consistent follow-up, and a documented screening process. Smart Start is designed for owners who want assistance with the leasing stage but are comfortable collecting rent, managing repairs, and communicating with residents afterward.

The tenant-placement fee is 75% of one month’s rent. At a $2,000 monthly rent, that equals $1,500. The written agreement determines when the fee is earned and payable and any additional services or costs.

The placement process.

Prepare the home

Discuss property condition, presentation, access, and the information prospective residents need.

Market & coordinate

Prepare accurate rental information and coordinate inquiries and showings under the agreed marketing plan.

Screen & document

Evaluate applications using established written criteria and applicable requirements, then coordinate the agreed leasing steps.

A clear handoff.

At the end of placement, the owner should understand the lease, payment arrangements, resident contact information, and outstanding responsibilities. Clarify deposit handling and the document handoff in your placement agreement.

Tenant placement cannot eliminate every future payment or property-condition risk. Consistent screening, accurate records, and a clear lease help owners begin with a better organized process.

Questions, answered

Can I switch to ongoing management?

Ask us about the Complete program. We will explain the transition, scope, and fee schedule before changing your agreement.

Does Smart Start include monthly management?

No. Smart Start is tenant placement. Ongoing management is available through a separate Complete agreement.

Do you guarantee a tenant by a certain date?

No fixed leasing date is promised here. Rent, condition, season, competition, and applicant activity influence timing.
